- Mercantile / Retail
This private owner was determined to revive the abandoned piece of land which bordered a bustling Chelmsford street. This owner hired the services of a local Architect and Engineer to draw and design the building shell and site utilities. With an approved set of construction documents, our construction services were at the top of the owner's qualified contractors list. Given the retail nature of the proposed use, a critical-path schedule was strictly adhered to, ensuring a prompt opening.
Interesting design features included on-site water detention fields, a continuous mansard roof structure and an extensive masonry facade.
Designed to each tenant's specific needs, Hancock coordinated its CAD services with some tenants' in-house designers, to establish control points and optimize each individual layout.
Originally built in the 1930's, the Central Congregational Church required a contractor who demonstrated quality workmanship. The Church had a limited budget, however they could not afford any costly mistakes commonly found with inexperienced or shoddy contractors.
Delegated on an as-needed schedule, Hancock has done major Roof and Siding replacement projects among other small repairs. They selected Hancock based on our reputation for giving clients the peace-of-mind which is associated from hiring the best.

- Industrial / Light Commercial
Built in 2005, this speculative development project sought to rehabilitate an existing plot of land adjacent to a robust UPS distribution facility. Despite being conveniently located near Route 3 and I-495, the lot did have its challenges. Underground ledge needed to be blasted in order to construct the building foundation and site drainage (Approximately Sixty-Six day duration). Nearly a mile-long new pressurized sewer main system had to be installed in order to service the development and all the residents within the area.
Strategically built to accommodate a wide array of tenants, Hancock Builders also offered custom interior fit-outs. The tenant units were customized by utilizing Hancock's Design-Build CAD service. A typical unit came equipped with Commercial Office Space in the front and attached warehouse space in the rear; including loading/docking garage bays.

- Commercial / Retail
This previous customer acquired Hancock Buildings' services to fit-out their interior commercial / retail space. Having been accustomed with our work, this Client remained confident that our services would exceed their expectations, all throughout the construction phase.
The scope of this project was to fit-out a Salon and Day Spa, in one of the bays of a newly constructed shopping plaza. The task of building the space, amongst several other tenants with individual designers / builders and an overall property manager / GC, required diligent coordination and communication. Regardless, our efficient planning and production allowed the client to occupy the space within four weeks of our contract start-date.
Ginger Ale Plaza @ 14 Littleton Road - Chelmsford , MA
- Building One - 19,000sf Single Story
This prime retail location is widely recognized within the town of Chelmsford. It has distinctive characteristics which are consistently found in Hancock's commercial projects.
Constructed on the site of the original Chelmsford Ginger Ale Factory, the project's scope involved existing structure demolition and removal, complete site development and building construction. Hancock was able to balance community concerns with the owner's completion requirements. The results speak for themselves.
Merrimack Education @ 114 Turnpike Road - Chelmsford, MA
- Building One - 20,000sf One Story
Yet another addition to the boundless list of commercial projects is the Merrimack Education Center development. Although being a previous customer, Merrimack Education had not originally contracted Hancock to develop this specific property. Upon its completion in 1995, Hancock decided to make this location its home office. Two years later, with another local development completed, Hancock moved its offices.
Ironically, Merrimack Education expressed deep interest in the facility and purchased it. They have been established here ever since and show no inclination of wanting to leave.
Being architecturally aesthetic and functional at the same time, this development is beneficial to its surroundings; absolutely a positive addition to the Chelmsford community.
